The Building

A nineteen story, 430,000 gross square foot (GSF) tower, which will encompass a 133,000 GSF, 180 key national hotel (millennial focused) on ground floor through eighth floor and approximately 175,000 rentable square feet of office space on floors 9 through 19 (includes ±2,111 RSF ground floor retail space at corner of SW Broadway and SW Clay). 247 parking spaces will be provided on four (4) underground parking levels. Total parking size is approximately 120,000 GSF.

There will be two separate lobbies and elevator cores to service each use. The hotel lobby and three elevators are near the intersection of SW Columbia & Broadway. The office lobby will be closer to the SW Clay and Broadway corner and include four (4) elevators.

The building’s exterior will be a combination of curtain wall glass, terracotta rainscreen and storefront glass on ground level. The curtainwall cantilevers beyond the north and south faces of the building, further strengthening the unification of the programmatic components of the complimentary office and hotel uses. A state of the art variable air volume system will provide flexible heating and cooling in zones of approximately 900 square feet.

Floor plates for the office will range in size from 16,799 for floors 9 - 16 to 10,064 RSF on the 18th floor and 9,844 SF on the Penthouse 19th and are efficiently designed to accommodate a full floor tenant or be demised for a multi-tenant floor.

The hotel will provide world class restaurant and bar facilities on both ground floor and 2nd floor outdoor patio space, which looks out over the South Park Blocks.
